Nota metodològica
L'Índex de preus de l'habitatge té com a objectiu mesurar l'evolució del preu de compravenda dels habitatges lliures adquirits per llars particulars, residents i no residents, a Espanya. Així queden fora de l'àmbit d'aquest indicador els habitatges adquirits per persones jurídiques o entitats financeres.
L'Índex de preus de l'habitatge es calcula com el quocient entre el preu estimat el trimestre corrent i el preu estimat el quart trimestre de l'any anterior, per a cada tipologia multiplicat per 100, i es construeix d'acord amb la fórmula de Laspeyres, que és una mitjana aritmètica ponderada dels índexs de preus dels diversos articles de consum considerats.
Els preus dels habitatges es recullen a través de l'observació dels registres administratius del voltant del 95% de les compravendes d'habitatges fets durant el trimestre.
La metodologia de l'Índex de preus de l'habitatge segueix les recomanacions del Manual tècnic sobre habitatge en propietat i índexs de preus de l'habitatge (PDF), elaborat per l'Eurostat i consensuat pels països de la Unió Europea (UE), amb l'objectiu d'harmonitzar el càlcul dels índexs de preus d'habitatge a la UE.
